Finishes going in

The new floors are down and the interior paint is done with only touch-ups left. Oak cabinets are going in around a 7-foot island. The living room fireplace is getting its new stone. The primary walk-in shower is tiled and the hall bath has its new tub. The new bedroom closet is ready for doors.

Out back the old patio cover came down and new lattice went up. A vinyl fence replaced the old one. The planters are coming out to make room for more grass. A new 200-amp panel is in. Power lines in El Dorado Park Estates run underground so there are no poles overhead.

Sal is pushing to wrap construction next week. Staging and photos come right after. He wants it on the market in early November.

The new layout goes up

Demo is done and the new layout is going up in framing. The partition between the kitchen and dining room is open now. A new closet is framed in the larger bedroom. The primary suite is cleared out for its bigger shower.

Drywall is staged in the living room by the stone fireplace. The electrical work and a panel upgrade are part of this phase. So is the new siding.

Where it started

This is the house before a single wall came down. It had good space. The trouble was a closed galley kitchen and a dining room that sat behind a partition. The washer and dryer were out in the garage.

From here the plan is to open the kitchen to the dining room and give the primary bath a real walk-in shower. The laundry moves inside too.

WHAT'S CHANGING

This El Dorado Park Estates home had a lot worth keeping. The stone front stays and so does the step-down living room with its stone fireplace. The problem was flow. The kitchen was a closed galley and the primary shower was half the size it should be. Even the washer and dryer lived in the garage.

The plan keeps what already works. The money goes where buyers feel it most. That means an open kitchen and a real primary bath.
